The Moorings is a wonderfully designed property, sitting in an elevated position within the original residential area of the extremely desirable village of Rockcliffe. Finished externally in clapboarding, the property has a New England style, which perfectly compliments its coastal location. With outstanding views of the beach and estuary towards Hestan Island and beyond, the house is finished to a very high standard throughout. The layout is fresh and modern with excellent use of the hillside site. The highest quality kitchen and bathroom fittings, coupled with under floor heating and double glazing create a very comfortable and efficient family home. A simply stunning Master Suite makes full use of the views, with the feature window above the bath of particular note. Three further bedrooms, two of which are en-suite, give excellent guest or family accommodation.
Throughout the property, use of bi-fold patio doors, Velux windows and large picture windows gives a light and airy feel. Outside, a terrace runs along the sides and front, with aluminium balustrade, glazed to the very front to afford the view. The terrace widens to a patio area which can be directly accessed from patio doors in the Sitting Room.
Nearby Kippford (only a few miles by road and can also be reached from Rockcliffe by a coastal walk) has a marina, safe moorings, and a sailing club. Colvend village has a village shop, post office and primary school, whilst there is a broader range of shops, schools and services in both Dalbeattie and Castle Douglas.
The area offers wonderful sporting and recreational opportunities and is well known for its mild climate and long growing season. There are numerous lochs and rivers locally providing entertaining fishing as well as salmon and sea trout fishing on some of Dumfriesshires larger rivers such as the Nith and Annan. Colvend golf course is situated nearby whilst the championship course of Southerness is only eight miles to the east. There is also a local 9 hole par 3 golf course at Craigieknowes, useful for improving the short game, or just starting out. The area is also perfect for cycling along the quiet country roads as well as mountain biking in the nearby forest parks forming part of the nationally renowned Seven Stanes routes. It is also an idyllic location for walkers with numerous coastal walks, and hill walking in the nearby Galloway Hills and Forest.
Communications to the area are very good. There are railway stations in Dumfries and Lockerbie and the M74 motorway network can be reached in about 45 minutes by road. There are regular flights to other parts of the UK, Ireland and continental Europe from Prestwick Airport, which is about 1.5 hours drive north, and both Edinburgh and Glasgow can be reached in around 2 hours.
