8 Riverview Park sits in a private residential development in an elevated position on the edge of Kippford. The village is popular with tourists and provides two hotels, the Solway Sailing Club, village hall, golf course with tea room, RNLI, and a gift shop/small delicatessen, and a pottery. The nearby town of Dalbeattie has a good range of shops, cafes, hotels, restaurants, primary and secondary schools, health centre, solicitors, and an attractive park with boating lake and bandstand. The market town of Castle Douglas is known as Dumfries and Galloway’s Food Town, and has individual shops, schools, supermarkets, health services, veterinary services, a thriving livestock market, and nine hole golf course. Dumfries, around 18 miles east, is the regional capital, and provides a wider range of schools, shops, retail outlets, and other services including a major hospital, the Dumfries and Galloway Royal Infirmary. Dumfries is also home to the Crichton campuses of Glasgow University and the University of the West of Scotland
The South West of Scotland is well known for its mild climate, attractive unspoilt countryside and the diversity of sporting and recreational pursuits. There is good hill walking in the nearby Galloway Hills and cycling along designated cycle routes as well the Seven Stanes mountain bike routes, including nearby Dalbeattie Forest. For the walking enthusiast there are many lovely walks in the area for all abilities including from Kippford to the village of Rockcliffe along the Jubilee Path, and coastal walks along the cliffs at Portling to Sandyhills, where there is a popular beach. There are other sporting opportunities such as shooting and stalking, as well as trout and salmon fishing on the regions numerous lochs and rivers. For golf enthusiasts there is the nearby championship course at Southerness, 11 miles away, and there are several other courses nearby including Kippford itself, Dalbeattie, and Castle Douglas.
Communications to the area are good. There are mainline railway stations in both Dumfries and Lockerbie, providing excellent links to both the north and south. The M74 motorway network is 45 miles distant, and there are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport which is about one and half hours’ drive to the North. Edinburgh and Glasgow, with their international airports, can be reached in around two hours.
8 Riverview Park is a stunning cedar clad lodge which has been redesigned and extended by the current owners to provide an extremely well appointed and comfortable second residence. With four double bedrooms including a beautiful Master Suite of bedroom, en suite bathroom, dressing room and reading area with patio doors, the lodge is ideal for family use, or for guests. In the main house, the kitchen, cloakroom and bathrooms were designed and fitted out by Town & Country Interiors of Carlisle to the highest standards and using high quality brands such as Pronorm, Villeroy & Boch and Ideal Standard. The Sitting Room has cathedral windows overlooking the patio, garden and estuary beyond, and vaulted double height ceiling with exposed beams, making it a spectacular room for entertaining. The doors and staircases are oak, with a mix of Elka aged antique dark oak flooring, slate flooring and in the kitchen Villeroy & Boch matt porcelain stoneware flooring. Double glazing and a Chubb security system mean the property is secure and efficient. The cedar cladding has been pre-treated to both weather proof it and keep it looking good. The extension incorporates the Utility Room and Double Garage, with Bedroom 4 and a further Bathroom above and seamlessly connects to the rest of the lodge via a striking glazed entrance porch with a mirrored finish to the exterior.
The garden is planted with a variety of mature shrubs and trees which lend all year round colour and offer a high level of privacy. The large patio, accessible from the Garden Room and Master Bedroom Suite, is a wonderful feature and ideal for barbequing and outdoor entertaining. There is parking for several vehicles on the monoblock area and tarmac driveway. A sailing craft could also be accommodated.
