Garden Cottage sits about a mile and a half from Crossmichael, tucked away privately behind Walbutt House. Crossmichael is a small village on the banks of Loch Ken, and has a popular pub serving meals. Amenities available in Castle Douglas include supermarkets, a broad range of individual shops and businesses, primary and secondary schools, doctors, dentists and solicitors. Dumfries, the regional capital, is home to a wide range of high street shops as well as further services, garden centres, large supermarkets, a large hospital with numerous out patients services and A&E, and the Crichton Campus, home to the southern campuses of Glasgow University and the University of the West of Scotland.
Leisure activities are literally on the doorstep with Loch Ken having numerous water based activities available at Loch Ken Marina and The Galloway Activity Centre, and Loch Roan is a five minute walk from the cottage where brown trout can be fished under permit. Sporting and equestrian opportunities abound in the region, along with mountain bike trails and hillwalking.
Communications to the area are good. There are mainline railway stations in both Dumfries and Lockerbie, providing excellent links north and south. The M74 motorway network is available at Moffat (A74(M) Moffat about 39 miles), and the M6 at Gretna (M6 Gretna about 44 miles). There are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport, around 54 miles north. Edinburgh and Glasgow, with their international airports, can be reached in around two hours.
Garden Cottage was once a school for the immediate area, and today is a spacious, welcoming home. Two double bedrooms and a single complement the country kitchen and elegant sitting room. A bathroom on the ground floor, and shower room upstairs provide ample facilities for a small family or overnight guests. Patio doors flood the sitting room with light and lead out to a large patio which has been created by the current owner and forms a delightful outside ‘room’ for entertaining on long summer days. A formal garden sweeps down from the patio and is sheltered by many mature trees and hedging. A wild garden has been created to the other side of the gravel parking sweep behind the elegant greenhouse providing a haven for pollinators and butterflies. The greenhouse itself is large enough to have a seating area allowing enjoyment of the sun on chillier spring and autumn days.

GARDEN AND GROUNDS
A shared driveway sweeps past Walbutt House and continues on up a slight slope into Garden Cottage grounds. A generous gravel sweep provides parking. The main part of the garden is laid to lawn with mature trees and shrubs surrounding along with hedging. A large patio is adjacent to the sitting room patio doors and provides a fabulous outside space for entertaining in the summer months. A large greenhouse doubles as a conservatory so that the garden can be quietly enjoyed with a book and a drink or two on chillier days. Behind this, a wild garden has been created along with a further grassed seating area. A detached steel shed provides storage/workshop space, enhancing the useful outbuildings of garage and potting shed adjoining the cottage.
