Mains of Airleywight and Backmill Farm is an extensive mixed arable and stock unit extending to about 827.83 acres (335.02 ha) in total with an attractive Category ‘B’ listed, principal farmhouse, a secondary farmhouse, Coral Cottage and an extensive range of farm buildings. The holding lies within a single contiguous block and has good access from the two minor public roads lying adjacent and via internal hard tracks. Access to the fields from the minor public road is via the Backmill farm track, for which there will be a formal right of access granted. Access between each field is by field gates.
Lot 5 – Land at South Backmill
The land at South Backmill lies immediately to the south of the minor public leading from the west of Bankfoot. Extending to about 102.27 acres (41.39 ha), it comprises 5 enclosures, down to a combination of arable and grassland. The Garry Burn runs through part of the subjects.
Lot 6 – Land at Waterloo
The land at Waterloo is situated immediately to the north of the hamlet of Waterloo, which lies a short distance to the north west of Bankfoot. The land at Waterloo extends to about 109.37 acres (44.26 ha) with three good sized fields. There is one arable field and two permanent pasture fields with access directly from Waterloo. The grassland fields are enclosed by a combination of stone walls and stock fencing.
Lot 7 – Land at Garry Cottage
The land at Garry Cottage extends to about 6.67 acres (2.7 ha) and is down to grass. It lies to the south of the minor public road leading from the west of Bankfoot from which access is taken directly. The Garry Burn runs through part of the field. It is partly fenced.
Lot 8 – Land at Muirend
The land at Muirend lies to the south of the minor public road to the west of Bankfoot. It is down to grass and extends to about 5.63 acres (2.28 ha). The Garry Burn runs through the south side of the land. It is enclosed by a fence with access directly off the public road.
Mains of Airleywight and Backmill Farm have enjoyed a family shoot for many years. The topography of the farm, together with the various woodlands, offers a most enjoyable low ground shoot which could be further developed to incorporate numerous and varied drives. Further, roe and fallow deerstalking has been enjoyed over the subjects, together with duck flighting.

FIXTURES AND FITTINGS

The purchaser(s) of Mains of Airleywight and Backmill Farm shall, in addition to the purchase price, be obliged to take over and pay for at a valuation to be agreed by a mutually appointed valuer(s) with respect to the following:
1. All cultivations and growing crops on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
2. All feed stuffs, hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.
3. All oils, fuel, fertilisers, sprays, chemicals, seeds, and sundries at cost.
Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as selling agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.
In so far as these rights form part of the property title they are included within the sale.
A deposit of 10% of the purchase price shall be paid within seven days of completion of Missives. Deposit will be non-refundable in the event of the purchaser failing to complete for reasons not attributable to the Seller or their Agents.
