A productive commercial dairy farm, Cronan Farm occupies a superb elevated setting with commanding views over the Irvine Valley. The town of Darvel, close by, has local facilities, including a primary school and medical centre, with secondary schooling available at Galston (Loudon Academy) 4 miles, with a sports centre. The towns of Kilmarnock (9 miles) and Ayr (19 miles) offer a wide range of amenities including a well regarded private school, cinemas, hospitals, an excellent range of shops and professional services. Glasgow Prestwick Airport is about 17 miles distant, whilst Glasgow International Airport is about 31 miles. There are good road links to Glasgow via the A/M77 and the railway station in Kilmarnock has regular commuter connections to Glasgow and beyond.

There are many opportunities for game sports in the area and some of South West Scotland’s finest salmon and trout fishing. The beautiful Lanfine Estate has some delightful woodland walks and pathways, with many exotic trees and conifers. This rural area is well served by the agricultural supply industry.

Cronan extends to approximately 94.75 ha (234.1 acres). An established and productive dairy farm it has a small but comfortable and well-appointed modern farmhouse, excellent modern buildings including a 6 year old milking parlour, cubicle house, young stock house and silage clamp.

The land, predominantly arable and ploughable pasture is in excellent heart with a south facing aspect at a height of about 150 metres above sea level.

The current farming system is centred on milking 120 Holstein Friesian cows with followers. There are cubicles for 230. All of the land has benefitted from regular fertiliser applications, manure and slurry. The whole farm is in grass with most of the leys less than 5 years old.

The farm is offered as a whole. Consideration will be given to a lock, stock and barrel sale.

Cronan Farm is a traditional stone and slate farmhouse with a rendered finish built on one and a half storeys. The farmhouse was renovated in 2006 to comprise large dining kitchen, living room, shower room, bathroom on the ground floor, with two bedrooms on the first floor. The house overlooks gardens which are enclosed by fencing and are mainly down to lawn. To the side of the house is a utility room and further shower room. The tarmacadam courtyard has parking for several cars and there is a garage/additional store.

All down to grass, the grazing and silage ground has been well maintained with few drainage issues and is generally well fenced. There are 213 acres of rotational grass, 14 acres of permanent pasture, 4 acres of amenity woodland.

There are 16 fields, well laid out and of a generous size, all south facing, and easily accommodating modern machinery. They are all readily accessible from the minor public road or from good internal hard farm tracks. There is piped water in all fields except one and troughs in the majority.

Approaching Darvel from the east on the A71, turn right onto Burn Road just after the church. Continue out of the village and turn right onto Foulpapple Road then turn left. Proceed along this road for about 1 mile and Cronan Farm is on the left hand side.
