Rosebank House is privately situated within extensive gardens in a most desirable and sought after residential area in Ayr yet within walking distance of the town centre, beach, Belleisle and Rozelle Country Parks. Ayr has a variety of high street shops, bars and restaurants as well as many professional services and recreational facilities. Alloway with its historic links with Scotland’s national bard Robert Burns is about 1 mile distant. Well regarded schooling is also available close-by for both primary and secondary education including independent Wellington School. Glasgow is easily accessible via the A/M77 and there is a regular train and bus service. Prestwick and Glasgow airports are 9 and 43 miles respectively.

The popular racecourse in Ayr holds the Scottish Grand National and there are yachting marinas at Troon, Ardrossan and Largs. A number of Scotland’s most famous Links golf courses including Royal Troon, Turnberry and Prestwick are close at hand. In addition to lovely beach walks along the promenade and the nearby parks, there are some delightful river walks along the River Ayr including a deep wooded gorge ascending to a viewpoint known as Wallace’s Seat.

Rosebank House is a most attractive Georgian house with early 19th century classical architecture; it was built for a local clockmaker on the Rosebank Estate. The estate was sold around 1926 with Rosebank House being divided into two separate apartments until the current owners restored it to the wonderful house of distinction that now exists. It is built of stone with an aesthetically pleasing classic symmetrical frontage with pillars on either side of the front entrance, a plethora of original features including sash and case 12 paned windows, high ceilings, ornate cornice work, ceiling rose and wooden shutters. The house is privately set amidst beautiful garden grounds, a gravel chipped driveway with parking for several vehicles, a single and double garage.

The property is pleasantly arranged over three floors and could be configured to provide an annexed dwelling (subject to any necessary consents) for use as a rental, holiday let or by other family members and with its own separate drive and entrance. We have coloured the floorplan blue as an example of how the property could easily be divided to provide a source of income.

The impressive charm of Rosebank House is immediately evident in the semi-elliptical entrance porch, with its central dividing cornice and Roman Doric columns. The grandeur carries through the welcoming reception hall from which all principal rooms are accessed. The comfortable sitting room and formal dining room have aspects to the front and sides of the property with wooden shutters, gas fires, and decorative cornice. The library leads to the conservatory which overlooks the rear garden, double doors from the library open to the impressive drawing room with multi fuel stove, deep skirting, ornate cornice complete with a centre rose and two large windows overlooking the garden. The kitchen is fitted with a range of base and wall mounted cabinets, tiled floor, Neff oven, fridge freezer, induction hob, extractor fan and has French doors to the garden. The kitchen opens to a large breakfast room with gas wood burner. A door from the breakfast room leads to a utility room and shower room with access stairs to two bedrooms. Completing the downstairs accommodation is a Victorian style bathroom fitted with a claw foot bath. The sweeping staircase rises to the first floor where there are 5 bedrooms including the master bedroom suite which has dual aspect windows, decorative cornice, an open fireplace with marble surround and en suite bathroom. The family bathroom is fitted with Villeroy & Boch twin wash hand basins, wall hung w.c., dual head shower and contemporary bath. There is also a useful study/home office. Continuing up the sweeping staircase two further bedrooms provide additional accommodation and ample storage space.
