Knockmarloch Cottage is a charming detached country cottage which has been comprehensively renovated to create a fabulous country property which occupies a peaceful setting in Craigie, East Ayrshire.

It is located about 1 mile from the popular Craigie village, with the newly refurbished Craigie Inn. Craigie Castle, in the old Barony of Craigie, is a ruined fortification, situated about 1 mile outside Craigie village. The castle is recognised as one of the earliest buildings in the county. There are good private and state schools in the area – Symington Primary School which is well regarded is about 4 miles distant. There are a number of golf courses around Troon including Royal Troon and a yacht marina. Kilmarnock (about 3 miles) offers a wide range of amenities including schooling, cinema, hospital and an excellent range of shops and professional services and a new sports centre (The Ayrshire Athletics Arena including gymnastics and football facilities). Glasgow Prestwick Airport is about 8 miles distant, whilst Glasgow International Airport is about 30 miles. There are excellent road links to Glasgow via the M77 and the railway station in Kilmarnock has regular commuter connections to Glasgow and beyond. Silverburn Shopping Centre is under 30 minutes away.

The quiet country lanes around Knockmarloch Cottage provide opportunities for walking and cycling. There are excellent yachting facilities at the marinas at Ardrossan, Largs, Inverkip and Troon and there are many opportunities for game sports in the region with some of south west Scotland’s best salmon and trout fishing available.

Built around 1742, Knockmarloch Cottage is a wonderful detached country cottage with superb large garden grounds and outbuildings which include a greenhouse, two wood stores and two garden sheds.

Once part of Knockmarloch Estate, the cottage was built from the stone of Knockmarloch Manor House and was then called Cottage no 2. The sandstone sign embedded in the entrance wall to the property comes from the historic Ballochmyle House in Mauchline, Ayrshire. Knockmarloch Cottage has been sympathetically restored and extensively upgraded to a high standard to create a superb 3 bedroom cottage with large entrance hall, living room, kitchen, sun room/dining room, two bedrooms and bathroom on the ground floor with master bedroom and en suite shower room on the first floor. There is a floored, insulated and lined loft which could provide additional living accommodation subject to necessary planning consents.

Constructed of stone, with a slate roof and an attractive walled and pillared entrance, with chipped drive. Finished to an impressive standard, the current owners have installed new double glazing by CR Smith, a new boiler and central heating system, a newly fitted designed kitchen, the chimney has been re-rendered and re-pointed, a new acrypol membrane upstand installed to the flat roof to the rear, a new drainage system has been installed at the front of the cottage with new rainwater fittings across the whole of the property enabling the rainwater to drain more efficiently and the driveway has been upgraded and extended to incorporate a turning area. There are lovely sash and case double glazed windows with deep oak window ledges which complement the front of the cottage, giving the cottage a warm and cosy feel inside.

From the entrance drive with private gates, this leads to the rear of the cottage with a large parking and turning area. The spacious gardens are a particular feature of Knockmarloch Cottage which offer complete privacy.

Immaculately presented, the large entrance hallway with solid oak flooring is open plan leading to the living room, which is newly carpeted. This is a lovely bright room with a fabulous picture window overlooking the stunning gardens with deep oak window seat. The focal point of the room is the attractive feature fireplace with multi fuel wood burning stove with a stunning solid oak mantel and brick surround. The new fitted kitchen has a good range of high quality base units in a stone coloured finish with oak worktops and Butlers sink, with tiled splashback. There is a LPG five ring range cooker, and fridge/freezer and integrated dishwasher.

From Glasgow take the M77 south bound. At Bogend Toll junction turn left on to the B730. Continue along this road for about 1 mile and turn left signed for Craigie. On reaching the next junction, turn left (signed Kilmarnock) and travel for about 1 mile. Knockmarloch Cottage is situated on the right hand side with the white walls/pillars and entrance gates.
