Holmes Cottage is a most attractive farmhouse with a substantial enclosed compound with tarmacadam yard and secure portal frame shed, all with commercial consents. Located with good access from the A71 trunk road between Galston and Kilmarnock and easily accessible to Glasgow via the M77, which is a 30 minute drive. There are excellent transport links in the area with a regular train service to Glasgow from Kilmarnock whilst Prestwick Airport (about 12 miles) with regular scheduled international flights is about 12 miles distant.
Galston has both primary and secondary schooling and a popular leisure centre. Private schooling is available at Wellington in Ayr and Belmont, Newton Mearns (14 miles). Kilmarnock is about 3 miles distant and has a wider range of amenities including restaurants, theatre, hospital, cinema and sports complex.
Built of stone under a pitched slate roof with a single storey annexe to the rear. Holmes Cottage is a well proportioned house with excellent family accommodation including a most attractive south facing conservatory and a large well screened garden with ample tarmacadam parking at the front and side of the property. There is an excellent secure compound with modern portal frame shed ideal for operation of a commercial business or workshop. It has consent for commercial use.
Holmes Cottage is a delightful family home with spacious accommodation. The property retains many original period features including deep skirting, attractive architrave, panelled doors, cornicing and ceiling roses. The sitting room has a cast iron open fire set in a wooden surround and tiled hearth and sliding door to the bright conservatory which overlooks the side garden. There is a living room or downstairs bedroom with dual aspect windows and views over the front garden. The dining kitchen with base and wall mounted units has a double oven, gas hob, extractor fan and fridge and is plumbed for a washing machine. The welcoming hall with ornate archway gives access to the first floor via a fine timber staircase where there are two generous double bedrooms both with two large double wardrobes. The bathroom with laminate tiled effect flooring and shower panelled walls has a corner bath with shower over, w.c. and wash hand basin.
There is an attached one bedroom annexe which if required could easily be opened up to form part of the main house. It comprises a generously sized living room with dual aspect windows, bedroom, kitchen and bathroom. There is a store attached with separate access which is currently being used as a gym.
The extensive front garden is mainly down to lawn with a number of attractive mature trees in the centre and it bounded by fencing and hedging. Conifers line the sweep of the tarmacadam drive to the gravel chipped area to the front of the house with parking for several cars. A small paddock of 0.96 acres lies to the side of the property.
The driveway to the yard continues past the cottage to a large area of hard standing/car parking. (The site will be cleared of containers/machinery etc).
