An excellent block of productive farmland on the outskirts of Coylton some 4 miles east of the market town of Ayr. Ayr has a wide range of excellent services including a cinema, shops and various primary/secondary schools whilst there is a mainline railway station with regular services to Glasgow and beyond. Prestwick Airport with a comprehensive schedule of international flights is some 8 miles distant. Glasgow is easily accessible by road in under an hour via the A77.
The land at Milncraig is available for sale as a whole or in four lots and comprises land and woodland extending to 34.63 acres (14.01 ha). According to the James Hutton Institute, the land is classified as Grade 3(2), with land capable of high yields of a narrow range of crops, principally cereals and grass. Ranging between 38m and 85m above sea level, the land is in four parcels and is bounded by post and wire fencing. The land is currently permanent pasture whilst there is an attractive woodland enclosure of mature mixed conifers and hardwoods and an area of hardstanding.
BASIC PAYMENT SCHEME
The land is not registered for the Basic Payment Scheme.
Access to Lot 1 and 2 is at Craiglea Cottage. There is no right of access down the private drive towards Milncraig Farm.
The remaining lots can be accessed directly from the unnamed public highway.
SPORTING / FISHING RIGHTS
The sporting rights are included in the sale, insofar as they are owned, although these have not been exercised in recent years.
The river and fishing rights (with access for that purpose) are being retained by the seller.
All fallen and standing timber is included in the sale insofar as they are owned.
A deposit of 10% of the purchase price shall be paid within seven days of the completion of Missives. The deposit will be non-refundable in the event of the purchaser(s) failing to pay the purchase price or failing to complete for reasons not attributable to the seller of the sellers agents.
POSSESSION AND ENTRY
Vacant Possession and entry will be given on completion or such mutual time to be agreed by the seller and purchaser.
THIRD PARTY RIGHTS AND SERVITUDES
The subjects are sold together with and subject to all existing rights of way, servitudes, wayleaves and others whether contained in the Title Deeds or otherwise, and purchasers will be deemed to have satisfied themselves in all respects thereof.
There is an electricity pylon crossing Lot 1.
Access is to be reserved over Lot 2 to enable the seller to access retained fields to the north east until such a time that the seller constructs a new bridge.

From Holmston roundabout at the A77 Ayr Bypass, take the A70 signed for Dumfries. After about 2 ½ miles, turn left signposted for Stair and continue for about a mile then turn right at the farm sign for Milncraig by Craiglea Cottage - Lots 1 and 2 are on either side of the private access road. To reach Lots 3 and 4 remain on the Stair Road for half a mile, proceed over Potterhill Bridge and the remaining lots are on the right adjacent to Woodside Cottages.
