Snypes Cottage enjoys an unrivalled secluded location at the foot of Neilston Pad, with uninterrupted views over Snypes Dam. The property is accessed from a single track public road which historically was the main route for carriages travelling from Ayrshire to Glasgow and onwards to London (Snypes Cottage was originally built as a Coaching Inn serving this route). Today the road leads only to Snypes Dam and the cottage beyond.
An excellent range of local shops can be found in Newton Mearns (4 miles) including Marks and Spencer and Waitrose with local shops available in Neilston village (2 miles) including a supermarket, health centre and a primary school. A regular train service runs from Neilston Station to Glasgow City Centre and Glasgow International Airport is just 10 miles by road.
Snypes Cottage is a charming C Listed country house which dates back to 1695 and is thought to be the oldest property in the area. Built of stone under a Ballahulish slate roof the property is typically Scottish in appearance with its astragalled windows and crow stepped gables.
The property was refurbished in 2003 by the present owners and whilst it has retained all of its original charm and features it was carefully stripped and rebuilt to modern standards including insulation, under floor heating, plumbing and wiring.
The accommodation of Snypes is laid over two levels and offers a versatile layout. The vestibule opens to a reception hall with a practical slate floor and cloakroom. The drawing room is a wonderful room with six dual aspect windows and a log burning stove set under a stone inglenook. The dining kitchen is a spacious room with an excellent range of Oak units, marble worktops and a slate floor. There is also a Brittannia stove, integrated fridge and freezer and the dishwasher is housed in a central island. A door leads out to the rear gardens and the utility room lies adjacent. A cosy snug accessed from the kitchen has exposed ceiling beams and a log burner set in a stone surround. Beyond the snug there is a further reception area which opens to the front garden. A bedroom and adjacent bathroom lie off this hallway.
Three well proportioned bedrooms are located on the first floor. The master bedroom has double aspect windows and wonderful views over the loch. The second bedroom also offers loch views as well as a dressing room or nursery and an en suite bathroom. A further double room (accessed from the main staircase) has three large Velux windows and views over the water. There is also an adjacent shower room.
In addition to the accommodation with the house itself the stable block has been cleverly converted to a versatile self contained unit with a small galley kitchen and shower room. Scottish Oak flooring runs throughout and off the main room, two Oak staircases ascent to galleried rooms. Six large Velux windows provide natural light and power and broadband are connected.
The gardens of Snypes Cottage are well planned and easily maintained. A gate opens to the driveway which culminates in a gravel sweep at the front. A level lawn surrounds the house interspersed with mature trees, Azaleas and Rhododendrons. To the east of the house is a wild flower meadow enclosed by a stone wall and over looks the loch. There is also a sheltered herb garden to the rear beside the kitchen door. The gardens are fully enclosed and are a wonderful vantage point to admire the surrounding beauty or spot wildlife and birds which regularly visit the loch.
Adjoining stone built store with mezzanine store above. Supplied with power.
