Knoweholm is a privately situated country house overlooking its own land of some 21 acres. The property lies outside the village of Minishant, just 6 miles south of Ayr, and is well placed for commuting to Glasgow both by car or the regular rail service from Ayr or Maybole (3.5 miles). Minishant is a small village formed along the A77 and offers a general store, post office, primary school and a well respected family run restaurant. A full range of shops, businesses and amenities can be found in Ayr as well as an excellent choice of restaurants. Private co-education is available at Wellington School in Ayr.

Knoweholm is a detached "ranch style" country house built in the mid 1960's of traditional brick construction with well proportioned accommodation predominately on one level. Large picture windows ensure the rooms are naturally bright and take full advantage of the wonderful views. The property is well planned both inside and out. A purpose built stable block lies adjacent to the house with eight good sized stables, tack room, store room and a good area of hard standing for vehicles. The stable block is used by the present owners as a cattery and is currently operating as a profitable business. The gardens of Knoweholm surround the house and are sheltered by mature trees. A tarmac driveway winds up towards a covered portico with plenty of parking. The grazing land is fenced and bounded to the south by an area of woodland. It is divided into two main paddocks.

The accommodation of Knoweholm is well proportioned and planned. A welcoming reception hall has a small open plan staircase to an office or fourth bedroom above which is the only room on the first floor. The kitchen comprises a range of modern fitted units with an integrated double oven, gas hob, fridge and dishwasher. The walls and floor are tiled and two large windows over look the gardens. A door leads from the kitchen to the adjacent dining room. The drawing room is a beautiful room of particular note. The high ceiling enhances the proportions of the room and large picture windows ensure the room is naturally light. There is also an open fire within a marble surround. A door opens from the drawing room to a rear hallway and three good sized bedrooms all of which have wonderful elevated views towards the Carrick Hills. There is also a bathroom with separate shower and a cosy sitting room.

Knoweholm has oil fired central heating and is double glazed throughout.

Laundry Room: About 4.52m x 3.56m
Adjoining the house by the covered portico. Houses central heating boiler. Plumbed for washing machine.

Double Garage: About 8.15m x 5.97m

The gardens of Knoweholm open through a wooden gate and a private tarmac drive winds through well tended lawns towards the house. The gardens are sheltered and screened from view by mature trees and shrubs and borders are well stocked with a variety of seasonal flowers. There is ample parking around the house.

The land of Knoweholm extends to approximately 21 acres in total with grazing land of approximately 18 acres in two fenced fields. Water is supplied via toughs. There is an area of mixed woodland along the southern boundary.
