Garden House is a charming refurbished traditional house in the secluded wooded grounds of the Montgreenan Estate, adjacent to its Walled Garden and close to the former curling pond.

Montgreenan House and Estate were built and laid out in 1817 by Sir Robert Glasgow, a wealthy merchant with interests in the West Indies. The mansion house together with the stable block and a number of other houses and cottages on the estate are now privately owned.

It is some 25 miles from Glasgow, easily accessible by the A736 Glasgow Irvine Road. Kilwinning, about 3 miles distance has a good range of local shops and facilities, together with primary and secondary schools. The railway station in Kilwinning is on the main line between Ayr and Glasgow with regular services. Prestwick and Glasgow Airports are easily reachable being 15 and 23 miles distant respectively. Eglinton Country Park with delightful walks and other attractions is close at hand.

Garden House is built of stone under a pitched slate roof on 3 storeys with extensions. It has been extensively renovated and refurbished and is in excellent condition throughout.

On the ground floor, the entrance hall opens to a living room with its wood burning stove, large conservatory and modern new fitted kitchen with access to patio and decking in the garden. There is a dining room which could be used as a fifth bedroom and a shower room. Stairs from the hall lead to the first floor with two bedrooms one of which has an en suite shower room, and fitted wardrobe, and family bathroom. Stairs continue to the second floor with two coombed attic bedrooms and a box room.

The house has double glazed astrigalled windows and oil fired central heating.

Outside is a substantial double garage built of brick and slate and a large garden mostly lawn with mature woodland fringe. These grounds extend to about 0.6 acre.

The house looks out onto the estates former curling pond, a delightful wooded wetland area and a haven for wildlife. The seller will consider a sale of a larger area of ground (hatched on plan) including the former pond.

From Barrhead, take the A736 towards Irvine. Continue past Auchentiber for about 1.5 miles and turn right at Torranyard. Proceed along this road for about a mile and turn right at the bend into Montgreenan Estate. After 300 yards, turn left to Garden House.
