Kellyfield is a first class block of well drained, fertile land situated in the prime farming county of Angus. The land is in excellent heart benefiting from being farmed in rotation with regular applications of dung. The soil is GPS tested regularly with lime being applied appropriately. Capable of growing a wide range of cereals and vegetables the land also benefits from a plentiful supply of water for irrigation. The permanent grass fields adjacent to the Elliot Water offer productive grazings.

BASIC PAYMENT SCHEME
The majority of the land is eligible for claiming Basic Payments. The Basic Payment Scheme entitlements have been established by the seller and are not included in the sale of the land. A buyer(s) will take over and pay for at valuation the Basic Payment Scheme entitlements established on the land for sale. All payments relating to the 2020 year will be retained by the seller. The buyer(s) will be responsible upon occupation of the subjects of sale to fully comply with the statutory management requirements to maintain the farmland in Good Agricultural and Environmental Condition as laid down under the Cross Compliance Rules of the Basic Payment Scheme 2020 for the rest of the scheme year.

WATER EXTRACTION
The land at Kellyfield benefits from a SEPA approved licence for the extraction of water from the Elliot Water. In addition there is an irrigation dam situated in field 4 which is fed from the Gora Burn.

NITRATE VULNERABLE ZONE
The land is within the Strathmore, Fife and Angus Nitrate Vulnerable Zone.
