Muirton Lodge is a unique, one-off architect designed family home in a private location, with outstanding open views across Aberdeenshire and Bennachie. Originally constructed in the early 1980s as a fascinating A frame home, the property has recently been extensively upgraded internally & externally by the original owners including an extension in 2009 and replacement zinc clad roof in 2015. A majority of the accommodation is on the ground floor centred around luxury kitchen & dining room, designed by Laings of Inverurie. The sitting room and upstairs family room both have floor to ceiling windows, perfectly capturing the breath-taking views. The garden grounds have a scattering of beautiful mature trees and the raised decking areas provide lots of usable outdoors space, carefully placed to enjoy the views.
Notwithstanding its eye catching & unique design, Muirton Lodge is first and foremost a practical, spacious and well-designed family home which exceeds the expectations of modern day living.
As one enters through the vestibule and entrance hall you will immediately appreciate the beautiful open plan luxury kitchen and dining room, which is positioned in the centre of the home. Continuing straight through is the main living room which opens out to the garden decking area. The master bedroom has an ensuite shower room and built in wardrobes. Bedroom two is also a large double room with built in wardrobes and the main family bathroom lies adjacent. The third double bedroom with built in wardrobes and the utility room completes the accommodation to the ground floor level.
Continuing upstairs there is the beautiful family room with open views and a door through to flexible living spaces, which the current owners have used as sleeping, play, exercise and office space.
Vestibule, entrance hall, utility room, open plan kitchen & dining room, sitting room, master bedroom with ensuite shower room, double bedroom 2, double bedroom 3 and main family bathroom.
Family room, 2 large flexible living spaces and a walk-in floored loft.
Its important to note that Muirton Lodge has underfloor heating to most of the rooms on the ground floor, a high level of insulation and of particular note is the sophisticated & flexible lighting system.
Muirton Lodge has several patio areas including a generous patio at the entrance to the house, which is perfect for outside entertaining. A large grass lawn garden continues round the side of the house to the front, with a scattering of beautiful mature trees. To the East side of the house is a contemporary, glass enclosed terraced deck, whilst a further decking area lies to the North side.
There is a large parking area and detached double garage with scope for development.
