Clayford is sat amongst 3.8 acres of beautiful garden grounds and enjoys a quiet private position with incredible open views towards Bennachie. The house itself is a charming and large family home with wonderfully spacious and versatile accommodation over two levels. Originally a traditional stone cottage, Clayford has been sympathetically extended and refurbished over the years to create an impressive family home with attention to detail and quality evident throughout, including new luxury bathrooms & kitchen in 2011, by Laing’s of Inverurie. The surrounding garden grounds create a special setting, with rolling lawns and a charming pond, whilst the versatile out buildings are in excellent condition and provide development opportunities in the future, if so required.

As one enters the vestibule, this continues through to the main reception hall which is extremely spacious and welcoming. The main lounge overlooks the garden grounds to the front and has a wood burning stove. This rooms leads through to the formal dining room which is a versatile room, also thought ideal as a family room or play room. The final public room is the impressive garden room with an incredible outlook over the garden grounds and French doors opening out to the south facing patio area. The high quality German kitchen has been cleverly designed to a high specification, with solid units and granite worktops, integrated appliances and endless storage and working space. The master bedroom is a spacious double room with a luxurious ensuite, which includes both a power shower and separate bath. Completing the accommodation to the ground floor is the shower room, home office & excellent utility room with direct access to the garage.

Continuing upstairs there are three equally spacious double bedrooms, all with open countryside views, and one of which has extensive built in storage.

ACCOMMODATION
Ground Floor: Vestibule, entrance hall, lounge, dining room, garden room, kitchen, shower room, office, utility room, master bedroom with ensuite shower room.

First Floor: Double bedroom 2, double bedroom 3 & double bedroom 4.

GARDEN GROUNDS
The grounds extend to around 3.8 acres in total with a majority lying to the front with a Southerly position. The manicured rolling lawns are bound by tall mature trees and the delightful pond is a hive of wildlife activity. Lying closest to the house is a lovely raised patio area, all carefully designed by the sellers to create a sheltered outdoor dining space used frequently for morning coffees and barbeques. An enclosed kitchen garden lies to the rear of the house, perfect for growing vegetables.

A tarred public track road, lined by colourful daffodils in the spring months, leads you to Clayford with a particularly private countryside position. The tarred driveway continues to the rear of the house providing plenty parking and leads to the double garage and out buildings.

OUT BUILDINGS
The double integral garage, with direct access from the utility room, has two single electric doors, power, light and water tap.

Continuing through from the garage, the steading area was re-roofed in slate in 1995 and remains in very good condition. This is an excellent space used for storage and would also be ideal as a workshop.
Continuing through once more, there is the barn area which is open to one side. This is a further very useful outbuilding which could house garden equipment and machinery.

Given the size of the out buildings and their position adjoining the main house, there is excellent scope to extend & develop Clayford. Whether this may be for an annex, holiday let accommodation or simply additional general accommodation for the main house the options are endless. All subject to the necessary planning consents.

Secondary education is provided nearby at either The Gordon Schools at Huntly or Inverurie Academy. Excellent hillwalking facilities are nearby on the Bennachie range and the surrounding area is superb for many outdoor sports.

Aberdeen is some 24 miles, and provides all the leisure, recreational and entertainment facilities expected from the oil capital of Europe. It also provides good transport links with a mainline railway station and is host to an airport providing both domestic and international flights.
