LOCATION
The Land at Newfield is situated approximately one mile from Peterhead, eight miles from Mintlaw and thirteen miles from Ellon. The surrounding land is a fertile and attractive farming area.

DESCRIPTION
The land at Newfield comprises two blocks of grazing land extending to 25.41 hectares (62.79 acres). Both lots are classified as Grade 3(2) according to the Hutton Institute for Soil Research making it quality productive land. The land is situated between 60 to 70 metres above sea level and is generally northerly facing. The land is easily accessible with most fields enjoying direct access from the public road network.

RURAL PAYMENTS & INSPECTION DIRECTORATE

POSSESSION AND ENTRY
With the exception of Field 1, the Land at Newfield is occupied under a seasonal grazing agreement which is due to end 31st March 2019.

Following 31st March 2019 vacant possession and entry will be given on completion or such mutual time to be agreed by the seller and the purchaser.

SERVICES
The land is served by private water supply with mains water being available.

DEPOSIT
A deposit of 10% of the purchase price shall be paid within seven days of the completion of Missives. The deposit will be non-refundable in the event of the purchaser(s) failing to pay the purchase price or failing to complete for reasons not attributable to the seller of the seller’s agents.

HEALTH & SAFETY
The property is an agricultural holding and appropriate caution should be exercised at all times during inspection and viewers should be aware of the potential hazards within the woodlands when viewing.
