Banchory is a popular Deeside village lying approximately 18 miles from Aberdeen. There are a range of excellent shopping facilities, Tesco supermarket, highly regarded primary and secondary schools and a wide range of sporting and recreational facilities available including golf courses, a leisure centre, swimming pool and fishing on the River Dee.
Aberdeen City is some 16 miles, and provides all the leisure, recreational and entertainment facilities expected from the oil capital of Europe. It also provides good transport links with a mainline railway station and is host to an airport providing both domestic and international flights.
Nestled in the heart of Banchory, we are delighted to bring to the market Sunndach Cottage, a charming detached and deceptively spacious home. With an elevated southerly position and open views across the rooftops, this property has a superb position and has been exceptionally well maintained and presented by the present owner. The accommodation is both generous and versatile and continues over two levels with extensive use of neutral tones, quality neutral carpeting and traditional solid wood flooring. To the ground floor you have an entrance hall with storage cupboard, beautiful lounge with open fire place and a couple of steps lead down to the sun room. This sun room is presently used as a dining room and has surrounding windows overlooking the south facing front garden. Beyond the lounge is the family dining kitchen which is a fantastic family space. Fitted with a high quality solid wood kitchen and work tops, there is a central island for more informal dining and a bay window draws natural light through, whilst a door leads out to the courtyard garden. Also overlooking the front garden is a separate sitting room with gas fire but could be used as a further bedroom. Bedroom 3 is located on this level and is a generous double bedroom located to the rear. Perfect as a guest room, this bedroom also has a modern ensuite shower room. Completing the accommodation on the ground floor is the generous shower room with has a utility cupboard housing appliances.
Continuing upstairs there is a landing with large velux style window and is currently used as a study/office area. Overlooking the front are two separate double bedrooms, both well presented and enjoying an open outlook. In addition to the two bedrooms is a separate dressing room which is fully fitted with built in mirrored wardrobes creating plenty storage facilities. Lastly, there is the main family bathroom with both a bath and separate shower cubicle.
The front walled garden has been beautifully landscaped with a pathway meandering through the garden to the house. The path is flanked by grass lawn and there is well stocked flower beds and hedging, providing privacy. Lying closest to the house is a large patio area, which allows you to make the most of the southerly aspect and open views. There is off street parking for many cars with timber double gates.
To the rear of the house, and also accessed from the kitchen, is a charming walled courtyard style garden area with a westerly position catching the evening sun. This courtyard is very private, enclosed by traditional walls with a gate and is a great area for outside dining. Here is a timber storage cellar. Security alarm system & outdoor security lighting.
A path leads from the front to the rear of the property and also gives gated access to Watson Street.
