It is an ideal location for commuters to the north, south or west of Aberdeen and is particularly well placed for those working at the Business Park in Westhill. Westhill offers excellent amenities including Tesco, Marks & Spencers, Costa coffee shop and various sports amenities including swimming, tennis and a golf course. Inverurie & Alford are also very easily reached and offer super amenities.
Aberdeen City is some 16 miles, and provides all the leisure, recreational and entertainment facilities expected from the oil capital of Europe. It also provides good transport links with a mainline railway station and is host to an airport providing both domestic and international flights.
Blackbaulk is a charming detached farmhouse located approx 3 miles from the village of Dunecht. Accessed from a private driveway, the farmhouse sits within approx. 5 acres of ground with rolling countryside beyond. The farmhouse requires complete refurbishment and modernisation throughout and offers endless opportunities and potential to create a delightful family home. The property is full of character and charm with many original features including the original sash and case windows, internal wood doors, original flooring, open fires and of course the beautiful solid wood staircase which is stunning when you enter through the front door. The garden is full of mature apple trees and a water burn runs round the boundary to the North & East. Various outbuildings lend themselves perfectly for an outdoor work shop, home office space or even to create stabling for equestrian purposes.
Entering the farmhouse from the front door, the entrance hall is a lovely open space with the traditional solid wood staircase leading upstairs. As one leads through to the right there is the lounge with windows to both the front and side and of course an open fire. To the left of the entrance hall is the kitchen/sitting room with potential to create a stunning large family dining kitchen. The original Aga is in situ and the bay window to the front has a south facing aspect. The hall continues to the rear of the house, with a door to the garden, and leads you to the shower room and another large room with the original stove. This room could easily be a double bedroom or another sitting room/family room.
Proceeding up the stairs, to the front with a southerly aspect are two full sized double bedrooms. The open views from these bedrooms are beautiful over the surrounding countryside. To the rear is the third full sized double bedroom and there is a box room. All 3 bedrooms have open fire places.
