1 Kirkhill Cottages enjoys a lovely rural location yet perfectly located with the B9002 providing an excellent link to Huntly, Insch and Aberdeen. Located in the quaint village of Kennethmont with its own primary school, Chinese restaurant and is home to the Ardmore Distillery. A short drive from the property will take you to Leith Hall Garden & Estate, a stunning 17th century country house run by the National Trust for Scotland. Huntly is a popular town located off the A96 Aberdeen to Inverness road and has a wealth of local amenities including independent shops, supermarkets, restaurants, hotels, swimming pool and the Nordic ski centre giving the town a great sense of community spirit. Schooling is available at Kennethmont Primary School within the village, whilst secondary education is catered for at Gordons School, Huntly with school transport provided. A train station within Insch, only 6 miles away, provides excellent links on the Inverness to Aberdeen line, ideal for the daily commuter.

Aberdeen is some 33 miles, and provides all the leisure, recreational and entertainment facilities expected from the oil capital of Europe. It also provides good transport links with a mainline railway station and an airport providing both domestic and international flights.

1 Kirkhill Cottages
1 Kirkhill Cottages is a superb semi-detached house extending to approximately 130 SQM and has been constructed from thoughtful materials including a sustainable timber frame with a combination of vertical Scotlarch cladding, wet dash render and a natural slate roof. The accommodation spans two floors and is particularly spacious, bright and an open plan space has been incorporated into the design to cater for modern family living. An environmentally friendly air source heat pump provides the heating with under floor heating to the ground floor and radiators upstairs.

Completed to an exceptional standard, this house is perfect as a family home and viewing is strongly recommended.

Entering the property you have the vestibule with a built in cupboard, ideal for coats and shoes. This then leads you through to the main entrance hall which provides individual access to all the rooms on the ground floor including the cloak room. The lounge is exceptionally spacious with a southerly aspect over open countryside. Centrally is the study, which could also be a further bedroom. The large open plan kitchen and dining room is a fantastic space with large floor to ceiling windows out to the garden. This is a contemporary living space with a good degree of light and an open outlook over the countryside to the North. A ‘Laings of Inverurie’ kitchen of the highest of quality has been fitted to create a really striking and modern space. There is also a utility area within the kitchen.
Stairs from the entrance hall lead you to the upper landing. There are two full sized double bedrooms. One of which has an outlook to the rear over the garden and countryside views beyond. The second has a southerly aspect to the front. Both double bedrooms have built in wardrobes. The third bedroom is a spacious single room, again overlooking the garden. The bathroom is fitted with a high quality ‘Laings of Inverurie’ suite including bath, wash hand basin, W.C and separate shower unit. There is also a generous storage cupboard in the bathroom.

The generous garden is bound by fencing and hedging to ensure the countryside views can be enjoyed, yet privacy retained. The driveway can easily accommodate two cars.
Plot 1 is due for completion first, with both Plots 1 & 2 due for completion in Summer 2017.
