Land At Polston
From Aberdeen travel south on Great Southern Road B9077 and continue onto Leggart Terrace B9077. Continue along this road for approximately 5½ miles, turning left onto the B979. After approximately 2½ miles, turn left towards Invercrynoch and Land at Polston and the access track lie ½ mile along this road on the left hand side.
Alternatively, travelling from Stonehaven travel north on the B979 turning right after approximately 7 miles, at the turning for Inverdrynoch. Thereafter follow the same directions as above.
The Land at Polston is situated in a desirable area to the south west of the city of Aberdeen
The land is easily accessible from the B979 which provides good links to Aberdeen, the A90 south and Royal Deeside.
Land at Polston is a block of Grade 3(1) and Grade 4(2) agricultural land. The land extends to 27.3 hectares (67.45 acres), comprising permanent grass and rough grazing.
Good access is provided to the land from the public unclassified road and access track which forms part of the sale. The land is classified as Severely Disadvantaged and would be suitable for agricultural, forestry, equestrian or amenity use.
The majority of the land is classified as Grade 3(2) according to the Hutton Institute for Soil Research, making it good quality, productive land. The remaining acres are classified as Grade 4 (2). The land rises from 70m to around 90m above sea level and is generally north facing.
