The number of property sales completed by Galbraith in Aberdeen this quarter (Jan – March) was up 67 per cent on the same three months of 2018, with the team in Aberdeen bringing 27 per cent more properties to market compared to a year ago.
Galbraith conducted 64 per cent more viewings, 21 per cent more market appraisals and, compared to the previous three months, almost twice as many applicants registered with the firm. Of those who purchased a property through Galbraith in Aberdeenshire during the quarter, all of them were Scottish, a trend continuing from the previous quarter.
Hannah Christiansen, head of the estate agency team in Aberdeen, said:
We are witnessing a positive market in Aberdeenshire with more good quality properties coming to market and a good level of serious buyers. There has been no immediate impact of Brexit in the area with the attitude being that life goes on.
Interestingly the majority of buyers have been Aberdeen-based. They are realistic in terms of value and understand the current nature of the local market. These buyers are making functional moves within the market, be it for schools or upsizing to cater for a growing family and ideally looking for a portion of land to improve their lifestyle.
The Aberdeenshire market still has its challenges but where a property is marketed and priced sensibly, there is a high level of interest and we are achieving good sales, especially for unique countryside houses.
Galbraith has a good stock of high quality properties currently for sale in Aberdeen including:
Blairs Of Fetteresso & Land, Fetteresso, Aberdeenshire, (offers over £775,000) an outstanding country home surrounded by beautiful garden grounds of around 0.90 of an acre and incredible outdoor facilities including a barn and around nine acres of grazing land. Serenity Lodge, Netherley, Aberdeenshire, (offers over £675,000) is an outstanding home occupying a large site extending to over half an acre. The property is tucked away within a small cluster of homes and surrounded by woodland and countryside. The accommodation is ideal for modern family living with good flowing space, large windows and versatile rooms. The outdoor space is also well designed with mature landscaped garden grounds and private patio areas.
