Encouraging Signs In The Perthshire Property Market
CKD Galbraith has experienced some encouraging signs in the Perthshire property market since the start of 2014 and predicts a positive outlook.
Emma Chalmers, Head of Agency in CKD Galbraith’s Perth office, believes now is a good time to be putting properties on the market prior to the traditional spring selling season.
During 2013, the firm as a whole saw an increase of 34 per cent of properties sold. Prices achieved were on average within 0.5 per cent of the asking price highlighting the firm’s expertise in setting accurate guide prices.
The firm has experienced an improvement in the Perthshire property market over the last quarter (Oct – Dec 2013) also completing 34 per cent more sales compared to the same quarter of 2012. There was also a 50 per cent increase in the number of properties coming to the market for sale through CKD Galbraith’s Perth office in the last quarter of 2013 compared to the previous quarter.
Emma Chalmers said: “Over the last quarter we have seen an increase in business across all our offices in Scotland and we believe that this is set to continue throughout the spring months. Compared to the last quarter of 2012, we have witnessed a real surge in the number of viewings and prospective buyers registering with us in Perth, with properties selling far quicker, indeed one went under offer within two days of coming to the market. A trend we are also witnessing is the return of the closing date.
“We would encourage early action this year as the Scottish independence referendum may cause a slight slowdown in the property market leading up to the poll itself, as is traditionally experienced in a General Election year.
“The forecast is bright for those looking to sell in the coming months but selecting an agent with accurate knowledge of the market, realistic pricing and professional marketing is key.”
