Demand For Property In Fife Remains Ever High

The demand for property in Fife remains ever high with the market for good quality family homes attracting a lot of competition.

The firm has published its latest statistics for the first quarter of 2018 (Jan March), which saw the Galbraith residential sales team in Cupar conduct 23% more property viewings and twice the number of market appraisals, compared to the previous quarter.

Given the quality of life the county offers, Fife continues to attract most buyers from within Scotland, with it also being a popular second home holiday market. 83% of buyers this quarter were Scottish with 13% coming from the rest of the UK and 4% being international buyers.

The average selling price of property by Galbraith in Fife during the first quarter of 2018 was 413,000. George Lorimer, head of sales for Galbraith in Fife, said:

We have witnessed a great year (April 2017- March 2018) in terms of sales. Demand has significantly outstripped supply, particularly for coastal properties in the 200,000 - 500,000 market. This has resulted in a lot of competitive bidding and some nice premiums achieved above asking price. With buyers literally waiting for new stock to hit the market, some sales have moved very fast including several properties which have sold within days of coming to market. Prices remain relatively stable in areas like Cupar, which offer great lifestyle living and value for money.

Fife has been seeing the benefit of recent developments both north and south and the new V&A design museum in Dundee, due to open later in the year, is also benefitting the region. The new Queensferry Crossing offers improved transport links further enhancing the accessibility of the area from the central belt.

If you are thinking of selling your property, now is the prime time to do so in the run up to the peak summer selling period. We have a sophisticated data base of prospective buyers registered with us and ready to move, so we are best placed to match them up to new properties as soon as we bring them to market. In 2017 an incredible 52% of our buyers came from the Galbraith private database.

Galbraith is one of the main sponsors of this year's Fife Show, Sat 19th May, so if you are looking to get some friendly advice on the current Fife property market both from a seller's and a buyer's perspective then pop along and meet the sales team.

Across Scotland as a whole, Galbraith handled over 40 million worth of property sales over the past quarter alone (Jan March 2018).
