CKD Galbraith Says 'Play It Safe' When Letting Your Next Property
We want to highlight the advantages of choosing a trusted agent when letting a property to mark National SAFEagent Awareness Week.
SAFE – which stands for Safe Agent Fully Endorsed – is a safety mark denoting firms that protect landlords and tenants money through client money protection schemes. The SAFEagent scheme opened for registration in May 2011 and since then almost 2000 agencies in the UK have joined the accreditation system.
We are urging all would-be tenants and landlords to take the time to look for a reputable lettings agent during a period when the option of renting is extremely popular.
Bob Cherry, one of our residential partners, said: “Statistics show that the lettings market is a currently experiencing a boom but with that comes hidden factors that those renting their property might not have considered.
“In the last three years we have seen a considerable growth in the number of lettings agents appearing from nowhere, often filling empty shop units.
“This provides plenty of choice for those in the rental market but also a danger that a choice of agent could be unqualified, unregulated and with little experience.
“Many new agents may be above board but there is an issue that people will be lured into paying smaller fees to an agent, corners will be cut, and those involved in the rental will not realise the lack of guarantees should anything go wrong.
“In particular, both owners and tenants need to know that the money they provide to a lettings agent is securely held. It is therefore of the utmost importance they choose a letting agent with whom they know their money is protected.
“As a registered SAFEagent, and complying with the strict accounting rules of Royal Instiutution of Chartered Surveyors (RICS), CKD Galbraith are proud to adhere to best practice in property consultancy.
“Above all else, whatever lettings agent someone chooses when renting a property, they should make sure that the correct guarantees are in place to safeguard the process.”
Since the scheme began, SAFEagent has enlisted support from both government and key organisations in the industry including Citizens Advice Bureaux, Shelter, Crisis, The Property Ombudsman, National Union of Students, OFT, My Deposits and Trading Standards Institute
