Fleet Forest is situated in the Lochar Moss some 2.5 miles south east of Dumfries town centre. It is a substantially restructured plantation forest now establishing with abundant native birch regeneration. The Forest compromises of 237 hectares of native birch and 74 hectares of mature conifers with the remaining land made up of an extensive network of forest tracks that serve the entire property.
The Forest sits some 15 metres above sea level and was originally planted in the 1970's and has largely been harvested since 2009; left to naturally regenerate the majority of the area has been colonised by birch, giving the future owner the option of a commercially viable crop.
The remaining area of mature mixed conifers (approximately 23% of the property) also offers the new owners the opportunity to generate timber income in the near future.
Guy Warren, head of forestry at CKD Galbraith, said: "Fleet Forest is a superb opportunity to acquire a large plantation with the significant potential to produce high quality biomass crop. The property also benefits from high conservation and amenity interests. Sporting rights are also included in the sale and there is an abundance of roe deer present within the woodland.
"We expect this to be a competitive sale as commercial forestry currently benefits from a number of tax reliefs, such as; timber income from commercially managed woodlands is exempt from Income Tax and after two years of ownership the property should qualify for 100% Business Property Relief from Inheritance Tax. Also, any increase in the value of the timber is exempt for Capital Gains Tax."
Fleet Forest is available for offers over 390,000. For further information please contact Galbraith's Edinburgh office on tel: 0131 240 6972.
