The Land at Langbank extends to approximately 23.09 hectares (57.05 acres) in all and is bound to the north by the M8 and to the south by the A8 Greenock Road. The farmland is classified as being principally Grade 3.2 and Grade 4.2 by the James Hutton Institute.
Duncan Barrie, a partner with Galbraith, said:
The land at Langbank provides a useful block of pasture which offers the opportunity to expand an existing farming business, or to create a smallholding or equestrian business, subject to the purchaser obtaining the necessary statutory consents.
There is also the potential for a small scale afforestation scheme in the long term, subject to obtaining necessary planting permissions. This is a very accessible location with excellent links to Glasgow and the motorway network, lending itself to a variety of uses.
The land is currently all down to pasture having been used for grazing and fodder production. There is a small area of mixed broadleaved woodland located along the southern perimeter providing shelter and amenity. The land is currently all in a single block with perimeter stock fencing and is accessed directly from the A8. All of the land has been classified as Region 1 for the purposes of the Basic Payment Scheme.
The Land at Langbank lies approximately 1.5 miles from Langbank, and about 5.3 miles from Port Glasgow and is bound to the north by the M8 offering rapid access to the city of Glasgow, Glasgow International Airport and Central Scotland beyond.
The Land at Landbank is for sale through Galbraith for offers over £220,000.
