Aberdeenshire Attracts Buyers For Country Lifestyle
Aberdeenshire market driven by demand for farms and homes with lovely views or land.
During the second quarter of 2017 (April - June) the number of viewings conducted by the Aberdeen office rose by 33% compared with the same quarter in 2016, demonstrating the firm’s unrivalled ability to market and sell high quality houses in the region.
Hannah Christiansen, who leads the residential sales team for Galbraith in Aberdeen, said:
Farms of all sizes have been in demand this quarter and have sold well, together with strong demand for high quality homes with paddocks or a small parcel of land, typically between two and five acres. Buyers are looking for properties with great views, offering seclusion and a feeling of being able to ‘get away from it all’.
Around 80% of buyers this quarter came from outwith the local area – this is due to the desire for a more relaxed lifestyle and the continued appeal of the stunning Aberdeenshire countryside.
Ms Christiansen’s only word of caution was about the land and buildings transaction tax (LBTT):
Land and Buildings Transaction Tax has affected the market for properties over £500,000. We would expect the impact of this to continue and possibly accelerate.
Across Scotland as a whole Galbraith has seen a healthy 10% increase in sales for the quarter ending 30 June 2017, compared to the same period in 2016. The firm handled £42 million worth of property sales over the past quarter alone.
