Working with this busy high-net-worth private client for more than ten years, we have expanded his commercial property investment portfolio from a single, small business park to a mixed-use portfolio across Scotland with seven properties and over 50 tenancies.
This portfolio comprises a mixture of industrial properties in Aberdeen, Dunblane and Glasgow, offices and retail in prime locations in Edinburgh, and a Government Covenant in Inverness.
Our role involves comprehensive asset management of the portfolio. The day-to-day management involved in collecting rents, operating service charges and liaising with tenants is critical to our approach.
We conduct purchases and strategic sales to meet the portfolio strategy agreed with the client and undertake an "intelligent client" role in maximising value and maintaining performance of the portfolio through refurbishment, lettings, dilapidations and tenant retention.
Operating with a high degree of autonomy, we provide monthly financial reports to the client supported by quarterly detailed performance reports.
We liaise extensively with the client's legal and accountancy advisors and provide a single point of contact throughout.
