Galbraith were appointed by the client to carry out an inspection of the two storey 17,000 sq.ft office building in the south of England and to create a terminal schedule of dilapidations for serving on the tenant. 

The lease was on a fully repairing and insuring basis, therefore it was important that all areas of the building were inspected very closely. Galbraith organised a suitably sized access platform to be on site at the time of the inspection to ensure all external repairing items were captured in the schedule. 

The schedule of dilapidations was formally served on the tenant and Galbraith proceeded to act for the landlord throughout the negotiation process, successfully reaching a reasonable cash settlement with the tenant.
